23,000 square feet, 11 apartments

Harper’s Corner is a transformative redevelopment located at the northwest corner of East Main Street and North Clinton Avenue in downtown Rochester. The project revitalizes five long-vacant historic buildings, restoring their architectural character while reactivating the urban core.
The development includes 11 affordable housing units above ground-floor commercial spaces, supporting mixed-use density and community revitalization. Sustainable design is a priority, with all-electric mechanical systems and high-efficiency building envelopes aligned with NYSERDA and EPA Indoor airPLUS guidelines.
IN/EX worked closely with the developer to balance historic preservation with contemporary living. Street-front retail will boost activity along Main Street, while interior elements blend old and new for long-term viability.
The site is named for Martha Matilda Harper, a pioneering Rochester entrepreneur and the first woman to join the Rochester Chamber of Commerce. As part of New York State’s Downtown Revitalization Initiative, Harper’s Corner honors the past while investing in the city’s future.
